Proposed Townhouse Development at 101A-C Usher Street, Brantford

BRANTFORD — On January 9, 2025, the Committee of Adjustment will review an application to sever the property at 101A-C Usher Street. The proposal, submitted by property owner Anthony Ricci, aims to divide the lot into three parcels to facilitate the development of three street-fronting townhouse units.

Project Overview:

  • Development Type: Two-storey townhouse units with a maximum height of 9 metres.
  • Lot Division: Three individual parcels, each accommodating a separate townhouse.
  • Parking: Each unit will have one parking space located at the front of the lot, meeting the City’s parking requirements for townhouse developments.

Requested Minor Variances:

The application includes requests for variances to address non-compliance with Zoning By-law 160-90, specifically:

  1. Landscaped Front Yard Requirements:
    • 101A Usher Street: 33.4% (required: 50%).
    • 101B Usher Street: 40% (required: 50%).
    • 101C Usher Street: 41.2% (required: 50%).
  2. Lot Width:
    • The central parcel (101B Usher Street) is proposed to have a width of 5.4 metres, falling short of the required 6 metres.

Neighbourhood Context:

The development aligns with the surrounding area, which features a mix of single detached homes and low-rise residential buildings. The proposed design ensures compatibility with the neighbourhood’s character.

Benefits of the Project:

If approved, the development will:

  • Add three modern townhouse units to Brantford’s housing supply.
  • Support the City’s goals for residential intensification and efficient land use in established neighbourhoods.

Next Steps:

The Committee of Adjustment will consider the application, including the proposed variances, during its meeting on January 9, 2025. The decision will determine whether the project moves forward.
