Major residential redevelopment approved for Sunningdale Road East in London to add over 100 units

LONDON — Auburn Developments Inc., through its subsidiary Auburn Homes Inc., has received approval for a major residential redevelopment at 1338-1388 Sunningdale Road East. 

The project will transform the 4.68-hectare site, which previously housed four single-family homes, into a modern residential community, significantly increasing the area’s density. 

The approved plan includes the construction of up to 108 two-storey townhouses or other residential units, boosting the site’s density from the former 0.8 units per hectare to a range of 30 to 75 units per hectare. 

The redevelopment aligns with The London Plan’s vision for higher-density housing and will contribute to addressing the city’s growing housing demand. 

The site is located in the Stoney Creek Planning District, near existing public transit services, with a bus stop on London Transit Route 19 just 150 metres away on South Wenige Drive. 

The route connects residents to key locations such as the Stoney Creek Community Centre, Masonville Mall, and downtown London. 

The Zoning By-law Amendment changes the site’s zoning from Residential R1 (R1-14), Urban Reserve (UR3), and holding Urban Reserve (h-2*UR3) to a combination of Residential R5 Special Provision, Residential R6 Special Provision, and Residential R7 Special Provision zones. 

These changes will allow for a maximum density of 75 units per hectare and a building height limit of 22 metres.

Additionally, an 8.2-metre land dedication along Sunningdale Road East will be required to meet the planned 36-metre right-of-way width as per The London Plan. 

A 10-metre trail corridor will be included to preserve the natural areas while also enhancing pedestrian connectivity within the community. 

The project will also incorporate a shared amenity space and pedestrian walkways to ensure a high-quality living environment for future residents. 

This redevelopment represents a substantial increase in urban density for the Stoney Creek area and marks Auburn Developments’ commitment to providing modern housing solutions for London.
