A residential proposal seeks approval for the development of 91 townhouses on Arkell Road in Guelph

GUELPH — Crescent Homes, in partnership with MHBC Planning, has put forth plans for a transformative residential development along Arkell Road in the City of Guelph. 

The proposal, encompassing properties at 190, 202, 210, and 216 Arkell Road, aims to introduce a modern subdivision of stacked cluster townhouses and on-street townhouses, subject to necessary amendments to the draft plan of subdivision and associated zoning. 

The subject lands, currently developed with four single detached residential dwellings, are rectangular in shape and span 2.5 hectares. 

The proposed development includes street townhomes and walk-up apartment-style dwellings. 

Each property at 190-216 Arkell Road contains existing residential structures and various amenities, such as sheds and trees dispersed throughout the yards, which are proposed to be demolished. 

The proposed development is strategically located, with access to existing transit routes (Route 5 – Goodwin) and in proximity to an existing transit stop.

Additionally, it is situated on Route 56U, facilitating convenient transportation for future residents. 

According to plans submitted to the city, the development will feature a combination of 11 street townhouses and five stacked townhouse buildings, each containing 16 units, with a total of 91 units spread across the site. 

The height of the buildings is expected to be at most three and a half storeys.

Primary entrances of the proposed street townhouses will front onto a future public right-of-way, with a setback of 6.0 metres from the street to ensure a consistent street wall. 

Parking is proposed to be accommodated through private driveways, garages, and surface parking lots. 

A total of 85 parking spaces are proposed to be allocated for the 80 stacked townhouses, along with 11 private driveway spaces for the remaining 11 street towns. 

The surface parking lot, strategically located away from public streets, will be screened from the surrounding area through building placements and landscaping, including around the proposed stormwater management pond.

Revisions to the original application from 2018 include the redesign of Block 1 to facilitate centralized amenity areas and improved garbage removal, consideration for adjacent trail construction, and updates to stormwater management strategies, grading, and drainage designs, have been submitted by the applicant, MHBC Planning, on behalf of Crescent Homes. 

The proposed development aligns with the city’s zoning regulations, with pre-zoning permitting street townhouse uses. 

Crescent Homes previously received approval to rezone the lands from the “Agricultural” A zone to a “Cluster Townhouse” (R.3A) zone and “Specialized On-Street Townhouse” (R.3B-?) for the new proposed road that would create a connection between Arkell Road and Dawes Road. 

However, amendments are required to permit the proposed stacked townhouse dwellings. 

A site-specific provision has also been proposed to allow for an increased density from the current 37.5 units per hectare. 

In summary, Crescent Homes’ proposed development on Arkell Road presents an opportunity for residential expansion in Guelph, providing a mix of housing types while adhering to city regulations and addressing community needs.
