KITCHENER — The Committee of Adjustment has approved a proposal by NEO Architecture Inc., on behalf of Habitat for Humanity, for the construction of two 2-storey semi-detached dwellings at 100-106 St. George Street. The project aligns with Kitchener’s goals for urban intensification within the Cedar Hill Neighbourhood.

- A front yard setback reduction from 6.58 metres to 6.0 metres, aligning with upcoming SGA-1 zoning regulations that allow setbacks as low as 4.5 metres or 6.0 metres with off-street parking.
Zoning and Planning Context
The site is zoned Residential Five Zone (R-5) under Zoning By-law 85-1 and designated for intensification under Kitchener’s 2014 Official Plan.
This approval follows a 2023 consent application that severed the property into two parcels. Further severances will establish each semi-detached unit as an independent property.
Design and Community Fit
Planning staff concluded that the reduced setback:
- Aligns with the Official Plan and Zoning By-law intent.
- Is minor in nature, with no negative impacts on adjacent properties.
- Respects the cultural heritage of the Cedar Hill Neighbourhood through traditional design elements.

Tree Preservation and Conditions
An initial condition required the submission of a Tree Preservation and Enhancement Plan to address impacts on city-owned street trees. However, this condition was removed, as no trees are present on the site.
