The project, led by 1170 Fanshawe Park Road East Inc. and co-owner Brock Development Group Inc., aims to introduce a 26-unit stacked townhouse complex to enrich the area’s urban fabric.
The proposed development comprises 26 stacked townhouse units spread across 3.5 storeys, with a maximum height of 12.0 meters.
The project, which is situated on a 0.37-hectare plot, boasts a density of 70 units per hectare. Access to the site will be facilitated through Stackhouse Avenue, and 37 surface parking spaces will be provided.
The developer has requested special provisions to adjust setbacks and parking ratios, enhancing the project’s feasibility.
Nestled at the northeast corner of Fanshawe Park Road East and Stackhouse Avenue, the subject property offers approximately 40 meters of frontage on Fanshawe Park Road and 92 meters along Stackhouse Avenue.
Currently zoned as Residential R1 (R1-14), the land is earmarked for a single detached dwelling. The proposed development seeks rezoning to Residential R6 Special Provision (R6-5(_)), allowing for a broader range of residential structures.
Surrounded by established residential neighbourhoods and experiencing new development trends, the proposed site aligns with the Neighbourhoods Place Type as designated in the London Plan.
