Zoning by-law amendment application submitted for stacked townhouse development in London

LONDON — An application for a Zoning By-law Amendment has been submitted to the City of London, proposing a contemporary residential development at 1170 Fanshawe Park Road East. 

The project, led by 1170 Fanshawe Park Road East Inc. and co-owner Brock Development Group Inc., aims to introduce a 26-unit stacked townhouse complex to enrich the area’s urban fabric. 

The proposed development comprises 26 stacked townhouse units spread across 3.5 storeys, with a maximum height of 12.0 meters. 

The project, which is situated on a 0.37-hectare plot, boasts a density of 70 units per hectare. Access to the site will be facilitated through Stackhouse Avenue, and 37 surface parking spaces will be provided. 

The developer has requested special provisions to adjust setbacks and parking ratios, enhancing the project’s feasibility. 

Nestled at the northeast corner of Fanshawe Park Road East and Stackhouse Avenue, the subject property offers approximately 40 meters of frontage on Fanshawe Park Road and 92 meters along Stackhouse Avenue. 

Currently zoned as Residential R1 (R1-14), the land is earmarked for a single detached dwelling. The proposed development seeks rezoning to Residential R6 Special Provision (R6-5(_)), allowing for a broader range of residential structures. 

Surrounded by established residential neighbourhoods and experiencing new development trends, the proposed site aligns with the Neighbourhoods Place Type as designated in the London Plan. 

The development plan adheres to the framework outlined in the plan, contributing to the evolving urban fabric of the area. 

Each unit within the proposed development will be designed across 3.5 storeys, offering a contemporary living experience. 

Special attention has been given to ensuring a cohesive streetscape, with the design complementing neighbouring developments. 

Access to the site will be facilitated through Stackhouse Avenue, and 37 surface parking spaces will be allocated to accommodate residents’ vehicles. 

A zoning by-law amendment is essential to permit the proposed development. The requested changes include setbacks, parking provisions, and building height adjustments to align with the development plan. 

The proposed regulations aim to enhance density while maintaining the integrity of the surrounding urban landscape. 

In summary, the proposed stacked townhouse development at 1170 Fanshawe Park Road East presents a strategic response to the evolving urban landscape of London. 

The project, subject to the Zoning By-law Amendment application, aims to offer contemporary residential options while adhering to established planning frameworks. 

Pending council approval, the development promises to contribute positively to the neighbourhood’s vitality and character.

A public meeting is scheduled for April 30, 2024, to discuss the development.
