BRANTFORD — Weston Consulting, acting on behalf of Elite MD Arrowdale Holdings Inc., has filed applications for Official Plan and Zoning by-law amendments to facilitate a 764-unit residential subdivision on the former Arrowdale Golf Course site in Brantford.
The proposed development, located at 282 Stanley Street, necessitates a Zoning amendment to progress further.
The project, which has garnered endorsement for approval from city planning staff, outlines an expansive residential community incorporating various housing types and essential amenities.
The plan encompasses 37 single detached units, 79 three-storey townhouses, a three-storey condominium block featuring 253 units, and a multi-residential block accommodating 259 units, including an eight-storey apartment building and townhouses.
In addition to residential units, the proposal includes infrastructural enhancements such as extending Campbell Street and Maitland Street to connect to Elgin Street, thereby providing convenient access to the new subdivision.
Access points from Stanley Street are also planned to facilitate ingress and egress.
The development will be implemented in phases, with the initial phase focusing on underground infrastructure, road network expansion, and storm pond construction.
Subsequent phases will see the construction of single-detached homes, townhouse blocks, and the development of two apartment blocks facing Elgin Street.
Amenities integral to community living are a crucial component of the project, with provisions made for a walkway and a parkette within the development.
The proposed zoning changes involve converting the current zoning classification of “Residential Type 1B Zone (R1B)” to “Residential Medium Density Type A Zone (R4A)”.
The Official Plan amendment, designated OP-03-23, aims to redesignate the lands as “Residential” to accommodate the proposed residential redevelopment, comprising single detached dwellings, street infrastructure, block and stacked townhouses, and apartment buildings.
The development application goes to the Planning Committee on February 15, 2024.
The proposed development represents a significant transformation of the former Arrowdale Golf Course into a vibrant residential community, pending the necessary Zoning amendments and approvals.
