BRANTFORD — A new development project is set to bring significant changes to 75 and 79 Erie Avenue.
The project, proposed by 1000403721 Ontario Corp. and represented by NPG Planning Solutions Inc., aims to transform the site into a modern mixed-use building.
The development marks a shift from the property’s current commercial use to a vibrant combination of residential and commercial spaces.
The proposed six-storey building will feature a ground-floor commercial space of 148 square meters and 20 residential units on the upper floors.
This development is designed to provide much-needed rental housing, potentially targeting both students and long-term residents.
The site, currently zoned as “Floodplain General Commercial Zone – Exception 19 (F-C8-19),” will need to be rezoned to “Holding Floodplain General Commercial Zone – Exception 106 (H-F-C8-106)” to accommodate the new mixed-use building.
Several key modifications are proposed:
● Landscaped Open Space: The plan includes only 4.65% (40 square metres) of landscaped open space, significantly less than the 15% required by current zoning.
● Parking Spaces: The development will provide 18 parking spaces at a ratio of 0.9 spaces per residential unit. There will be no onsite parking for the commercial space. To address this, the developer plans to work with the city to create three on-street parking spaces for commercial use.
● Side Yard Setback: The proposed building will have a setback of 0 metres for the ground-floor parking area and 3 metres for the upper residential floors, whereas the zoning by-law requires a minimum setback of 5.5 metres for buildings adjacent to those with windows facing each other.
Located at the intersection of Eagle Avenue and Erie Avenue, the property spans approximately 859.59 square metres with frontages of 42.1 metres along Eagle Avenue and 38.5 metres along Erie Avenue.
Currently, the site hosts a two-storey building, the Creamery Pub and Eatery, surrounded by an existing parking area.
The site is situated in a floodplain, specifically within “Special Policy Area 1.” Developments in this area must have their first floor elevated to at least the level of the nearest existing building or the 100-Year Flood level, whichever is lower.
The Grand River Conservation Authority (GRCA) has reviewed the proposal and has no objections to the rezoning.
Due to its proximity to the registered heritage properties at 67-71 and 68-70 Erie Avenue, a Heritage Impact Assessment (HIA) was conducted.
The assessment concluded that the proposed building, with its flat roof and brick construction, will integrate well with the architectural style of the surrounding Edwardian-era structures, preserving the area’s historic character.
City planning staff have recommended approval of the rezoning application with a “Holding” provision.
The provision ensures that the developer meets all necessary conditions, including providing a satisfactory Streetscaping and On-Street Parking Plan, before the project can proceed.
This development at 75-79 Erie Avenue promises to revitalize the area, adding new residential units while maintaining commercial activity.
It represents a significant step in Brantford’s ongoing efforts to adapt to the needs of its growing community.
