LONDON — A Zoning By-law Amendment for the vacant lands at 1350-1352 Webster Street led by North Development Corp., was approved on October 15, 2024, to facilitate the construction of a new townhouse development.
The project will feature five two-storey townhouses and six three-storey back-to-back townhouses, comprising a total of 56 residential units. This development will transform the unused site into a vibrant residential community.
The two-storey townhouses will contain 26 units, while the three-storey back-to-back townhouses will include 30 units.
The two-storey townhouses will be arranged in blocks of four, five, and six units, with four blocks positioned near the east and west driveways, accessible from Sandra Road and Croatia Road.
The fifth block will be situated at the southwest corner of the site, also connecting to Sandra Road.
The three-storey back-to-back townhouses will be located along the southern boundary of the property, visible from the main entry points, and will be organized into four- and six-unit blocks.
Each townhouse unit will have two parking spaces, one in the garage and one in the driveway, with an additional 16 visitor parking spaces provided throughout the site.
The layout ensures all townhouse buildings have at least 3-metre side yard setbacks and 6-metre rear yard setbacks, offering sufficient space for rear yard amenities and ensuring appropriate separation from neighbouring properties for the back-to-back townhouses, which do not have individual rear yards, communal outdoor spaces will be available for residents.
The property was previously zoned “Residential (R1-6)” under the City of London Zoning By-Law, allowing only single detached dwellings.
The approved Zoning By-law Amendment rezones the site to a site-specific “Residential (R5-6(_))” zone with several special provisions, including:
● A minimum interior side yard setback of 3.0 metres for buildings with habitable rooms facing the side yard.
● A minimum rear yard setback of 1.2 metres for two-storey buildings with windows to habitable rooms along the southern lot line adjacent to future development lands.
● A minimum rear yard setback of 3.5 metres for other buildings with habitable rooms.
The development will provide private and communal amenity spaces, ensuring residents have access to outdoor areas for recreation and relaxation.
Access to the development will be through private driveways connecting Sandra Road and Croatia Road, with the main driveway running horizontally across the property, facilitating traffic flow and access to the townhouse blocks and visitor parking.
With the approval of this development, the vacant lands at 1350-1352 Webster Street will be utilized to provide new housing options, contributing to the city’s continued growth and development.
