LONDON — Amiraco Properties Inc. has unveiled plans for a substantial residential development named ‘Westwinds,’ situated at 3563 Bostwick Road on a 14.8-hectare site southwest of the Bostwick Road and Pack Road intersection.
The development will integrate diverse residential forms, parkland, open space, and future multi-use pathways.
The total area of the development site is approximately 14.8 hectares. It features a lot frontage of 124 metres along Pack Road and a lot flankage of 199 metres along Bostwick Road. The maximum lot depth extends to 403 metres from Pack Road.
The proposed development, encapsulating an estimated 1,350 residential units, is structured into 19 development blocks.
In the high-density residential category, Block 9 is positioned near the Bostwick Road and Pack Road intersection.
The block covers an area of 4.1 hectares and is expected to accommodate around 960 dwelling units, equating to a density of 237 units per hectare.
In the medium-density residential category, Blocks 5 and 7 are intended for street townhouses. The blocks collectively cover an area of 0.7 hectares and are projected to yield 22 units, resulting in a density of 31 units per hectare.
Additionally, Blocks 8, 11, and 12 will support apartments and other medium-density housing types. The blocks encompass a total area of 3.5 hectares and are estimated to yield 312 dwelling units, equating to a density of 88 units per hectare.
In the low-density residential category, Blocks 1 to 4 are located along Street A and within the interior of the corridor. The blocks cover a total area of 2.3 hectares and are expected to accommodate 56 residential units, with a density of 25 units per hectare.
The development includes an open space corridor located near the southern limit of the site. The corridor has a width of 30 metres, expanding to 70 metres at certain points, and is designed to contain natural features and drainage functions and accommodate the multi-use pathway.
The open space blocks collectively cover an area of 1.55 hectares, which constitutes 10.4% of the site.
Parkland is also provided within the development. Block 14, located at the southeast corner of Street A and Street B, encompasses 0.41 hectares. The park block will offer recreational space and direct access to the multi-use pathway system.
The development includes three primary roads (Streets A, B, and C), which are designed as Neighbourhood Streets with a typical 20-metre-wide allowance.
Street A, a north-south local road, will provide connectivity to the arterial road system via Pack Road.
Street B will be a local crescent, and Street C will provide a connection to Bostwick Road.
Additionally, Block 20 is allocated for the required road widening for Bostwick Road, covering an area of 0.158 hectares.
The site is currently subject to the Southwest Area Plan (SWAP), specifically within the Bostwick Residential Neighbourhood.
Proposed zoning amendments are necessary to accommodate the mixed residential development and specific provisions, and these will be proposed at a later date.
