LONDON — A proposed mixed-use redevelopment of the iconic Westmount
Mall site at 755, 785, and 815 Wonderland Road South awaits a decision as the
Ontario Land Tribunal deliberates on its approval.
Initiated by 785 Wonderland Road Inc., the ambitious project aims to transform
the existing shopping center into a vibrant community hub.
At its core, the proposal entails the construction of 900 residential units and
30,000 square metres of office space above the ground floor, promising to
inject new life into the area and create a thriving urban environment.
Central to the proposal are amendments to The London Plan and the Zoning
By-law, which would accommodate the envisioned development.
Among the key changes sought by the developer is an increase in the
maximum residential height of 55 metres (approximately 18 storeys) and an
expansion of the allowable office gross floor area.
The adjustments are crucial for realizing the project’s ambitious vision.
Furthermore, the proposal includes provisions for various residential densities
and building heights across three distinct policy areas within the site,
reflecting a commitment to balanced urban design and sustainable
development principles.
The proposed zoning changes represent a departure from the current
framework, transitioning the existing Regional Shopping Area Special Provision
(RSA2(3)) Zone to several Residential R9 zones with special provisions for
mixed-use development.
The changes would facilitate a broader range of land uses, including cluster
townhouse dwellings, apartment buildings, and specialized commercial
establishments.
In response to the proposal, the City of London and the appellant, 785
Wonderland Road Inc., have negotiated to address concerns and reach a
settlement agreement.
The collaborative effort aims to establish a clear framework for the
redevelopment project, ensuring alignment with the city’s planning objectives
and community aspirations.
However, the proposal’s fate hangs in the balance pending the tribunal’s
decision.
Residents and stakeholders anxiously await the outcome, keenly
aware of the potential implications for the future of the Westmount Mall site
and the surrounding area.
If approved, the redevelopment project promises to usher in a new era of
growth and revitalization for London, offering a mix of residential, commercial,
and retail amenities that cater to the community’s diverse needs.
Conversely, a rejection could signal a setback for urban renewal efforts and
leave the site’s future uncertain.
In conclusion, the Westmount Mall redevelopment proposal represents a
pivotal moment in London’s urban development trajectory.
