BRANTFORD — The Vrancor Group is set to develop a new mixed-use residential and commercial complex, Colborne Point, at the southeast corner of Colborne Street East and Icomm Drive in downtown Brantford.
The transformative project, situated on a 1.6-acre parcel of land, will significantly contribute to the city’s ongoing revitalization efforts.
The development will feature at least 300 residential units, although the breakdown of bedroom counts per unit has not been specified.
It will include 24,000 square feet of ground-floor commercial area, offering various retail and service opportunities for residents and visitors alike.
On-site parking is planned, though the exact number of spaces and parking ratios have not been detailed.
The project will incorporate significant amenity spaces, including a courtyard and a commercial and river-view terrace, enhancing community interaction and providing recreational options.
The site is conveniently located with access to bus stops and nearby LRT stops, promoting sustainable urban mobility and ease of transportation.
The development will feature structures ranging from a minimum of 4 to over seven storeys, and the total gross floor area (GFA) is estimated at 435,000 square feet.
The site’s proximity to bus and LRT stops aligns with Minimum Transit Station Area (MTSA) guidelines, although specific compliance details have not been mentioned.
The inclusion of public spaces such as the courtyard and terraces further aligns with the city’s requirements for amenity space.
Regarding zoning and official plan amendments, the current zoning and proposed zoning changes have not been explicitly detailed.
However, the development aligns with the city’s Official Plan, which encourages mixed-use buildings that integrate residential, retail, commercial, and public spaces.
On August 29, 2023, Brantford City Council endorsed a by-law to enter into an agreement with Vrancor Group for the acquisition and development of Colborne Point.
The endorsement marks a significant step in the project’s progress, with the sale expected to be finalized and close in 2024.
Colborne Point is a high-profile site recognized as a natural gateway to the heart of Brantford.
Adjacent to the Laurier/YMCA athletic facility and overlooking the Grand River, the site offers scenic views and holds historical importance, having once housed historic buildings demolished over a decade ago.
Vrancor Group, owned by Darko Vranich, is renowned for urban redevelopment projects.
The developer’s portfolio includes notable constructions like the Holiday Inn Express and Suites Brantford and Home 2 Suites by Hilton.
The selection of Vrancor Group followed a comprehensive process initiated by the city’s invitation for expressions of interest (EOI).
An Evaluation Committee comprising city officials and councillors meticulously reviewed multiple proposals, assessing architectural concepts, pedestrian safety, streetscape improvements, and overall integration with the surrounding district.
The mix of residential and commercial spaces, coupled with strategic public amenities, is expected to rejuvenate the area, making it a focal point for both residents and visitors.
