Variance Approval Allows Project to Proceed in Kitchener

KITCHENER — Arcadis, a consultancy corporation, represented the development company Shannondale on August 15, 2023. 

The City approved the requests for a minor variance for the development at 134-152 Shanley Street, allowing Shannondale to proceed. 

The 8-storey medium-rise residential development with 171 dwelling units is in the early stages of construction. The committee has approved it for a parking reduction of 10 parking spaces (from 137 to 127 parking spaces).

The parking reduction has been reduced from 0.7 per dwelling unit to 0.64 per dwelling unit, with 0.1 per dwelling unit for visitor parking. 

A sideyard setback request was approved for the development, allowing the required sideyard to be smaller. The minimum requirement is 5.8 metres, and Shannondale has received approval for 5.0 metres. 

The engineering division, environmental planning, and building divisions had no objections or concerns about approving the application for the development. 

Additionally, the general intent of the decrease in parking spaces and the sideyard setback meets the zoning by-law, and the subject property is in a major transit station area (MTSA). 

Therefore, the City is not concerned with these reductions.
