VanMar Developments to transform historic Kitchener building with new mixed-use tower

KITCHENER – The Council has approved a transformative project by VanMar Developments, sanctioning the partial demolition of the former Economical Insurance headquarters at 10 Duke Street West to make way for a new 45-storey mixed-use tower. 

The project was approved on May 27, 2024, and will integrate preserved portions of the historic building with modern construction, revitalizing the downtown area. 

The development will retain the front (Duke Street), east (Queen Street), and parts of the west façades of the existing three-storey brick building, which has been vacant since it ceased operations as the insurance headquarters. 

The building, constructed in 1949, served as economic insurance for 40 years. VanMar’s approved plan preserves some heritage features while introducing significant new commercial and residential spaces. 

The approved structure will house approximately 500 residential units, featuring various layouts to accommodate diverse living needs. 

Residents will benefit from ample amenity spaces, including 1,581 square feet of indoor space on the ground floor and an additional 3,555 square feet of indoor space on the seventh floor. 

Adjacent to this, there will be 6,994 square feet of outdoor amenity space, providing a blend of comfort and convenience. 

The development emphasizes office space, offering a total of 10,703 square feet spread across three floors. 

The ground floor will feature 2,785 square feet of office space, the second floor will have 4,378 square feet, and the third floor will provide 3,540 square feet of office space. 

Parking provisions include 168 residential spaces distributed across four and a half floors of above-grade parking within the heritage building and podium. 

Before construction begins, VanMar Developments is required to submit several documents for approval, including a final heritage impact assessment, a conservation plan, and a temporary protection plan to ensure the retained historical elements are adequately preserved and integrated. 

The development marks a significant step in downtown Kitchener’s evolution, blending historic preservation with modern urban living. 

By repurposing a historic site, VanMar Developments aims to contribute to the city’s growth while honouring its architectural heritage.
