Stacked townhouse development approved for Morrison Road in Kitchener

KITCHENER – A residential development featuring two stacked townhouse buildings with 32 units has been approved for 7 Morrison Road in the Centreville Chicopee neighbourhood. 

The project received necessary amendments to the Official Plan and Zoning By-law in 2023, with the removal of holding provision 42H approved on October 16, 2023, at a Council meeting. 

The site, currently housing a vacant detached home and garage, spans 0.35 hectares with 35 metres of frontage on Morrison Road. 

The approved development includes two buildings with 16 units each, totalling 32 residential units. 

The project will provide 39 parking spaces, a reduction from the original proposal of 45 spaces in November 2022. 

The parking achieves a 1.2 parking space per unit ratio and includes 22 secure indoor bicycle parking spaces near a common amenity area. 

The land is designated ‘Community Areas’ and ‘Low Rise Residential’ in the City of Kitchener’s Official Plan. 

An amendment was approved to raise the Floor Space Ratio (FSR) from 0.6 to 0.9 to support the increased density. 

The zoning has been changed from ‘Low Rise Residential Five (RES-5)’ to ‘RES-5 with Site-Specific Provision (361)’, allowing for adjustments in setbacks, parking, and building height. 

City staff confirmed that the development aligns with the city’s goals for increased density and efficient land use. 

The project’s location is well-served by public transit, including Grand River Transit Route 27 and iExpress Route 206, making it ideal for higher-density housing.

The approval of this stacked townhouse development represents a significant step forward in enhancing residential density and providing modern housing options in the Centreville Chicopee neighbourhood. 

With the removal of holding provision 42H, which was approved in October 2023, the project is set to proceed, positively contributing to the community’s growth and urban landscape.
