Six-storey residential development approved by Waterloo council

WATERLOO — Qing Yuan Investments Ltd has received approval from Waterloo City Council for a transformative residential development project in Waterloo. 

The approved development, located at 309 and 311 Hawthorn Street, requires amendments to the Official Plan and Zoning By-law have been granted to facilitate this project. 

The development aims to address the growing demand for housing in the area while adhering to municipal regulations. It involves the demolition of existing single detached dwellings to make room for a contemporary residential complex. 

The approved building will stand six storeys tall and comprise 55 rental apartments. These apartments will be distributed across various unit sizes, including ten bachelor units, 25 one-bedroom units, 15 two-bedroom units, and five three-bedroom units. 

Additionally, the development will provide amenity space totalling 215 square metres, with 85 square metres indoors and 130 square metres outdoors. 

Parking provisions include 20 parking spaces and 38 bicycle parking spaces.

The site, comprising two residential lots with a combined area of 0.15 hectares, is situated in the northeast quadrant of the Northdale neighbourhood.

 Presently, it accommodates low-density residential structures. The approved development aligns with the Official Plan’s “Low Density Residential” designation and Specific Provision Area 45. 

The approval by Waterloo City Council signifies a milestone for the project, signalling alignment with municipal planning objectives and community needs. 

The amendments to the Official Plan and Zoning By-law have been granted, reflecting the council’s confidence in the project’s ability to contribute positively to the neighbourhood’s vibrancy and housing supply. 

In summary, Qing Yuan Investments Ltd’s approved six-storey residential development represents a significant achievement in addressing housing needs in Waterloo. 

With council approval secured and regulatory criteria met, the project is poised to enhance the Northdale neighbourhood’s livability and vitality in the coming years.
