Site proposed to be severed for development plans on Fischer Hallman Road in Kitchener

KITCHENER — Schlegel Urban Developments & Activa Holdings Inc. are requesting a consent application (B2024-013) to sever a parcel of land at 1188 Fischer Hallman Road. 

The land has dimensions of 40 metres in width, 4.2 metres in depth, and an area of 60 square metres. The purpose of this severance is to convey the parcel as a lot addition to 525 Erinbrook Drive. 

The adjustment will facilitate the development of a three-block, 72-unit multiple dwelling projects at 525 Erinbrook Drive as outlined in the Site Plan Application. 

The subject property is located on the east side of Fischer Hallman Road near its intersection with Westmount Road East, within the Country Hills West neighbourhood. 

The area features a mix of low-rise residential dwellings and commercial services. The property is designated as a ‘Community Node’ on the Urban Structure map and ‘Commercial’ on the Land Use map in the City’s 2014 Official Plan. 

It is zoned as ‘Neighbourhood Shopping Centre Zone (C-2, 480R, 377U)’ in Zoning By-law 85-1 and ‘Neighbourhood Institutional Zone (INS-1)’ in Zoning By-law 2019-051. 

The boundary adjustment aims to allow 525 Erinbrook Drive to connect to hydro infrastructure on Westmount Drive, which will enable the proposed development. 

The adjustment maintains compliance with the minimum lot width and lot area requirements for the subject lands.
