River Road development planned to bring 18 residential units to the site

CAMBRIDGE — The City of Cambridge has given the green light for a zoning by-law amendment to facilitate the development of 18 single detached homes on River Road in Hespeler. 

The amendment, which involved rezoning portions of the subject properties, marks a significant step forward in the construction of the new residential units in the area. 

The subject properties are set to undergo changes aimed at paving the way for residential development. 

Specifically, the amendment that received approval required removing the “Holding” zone and rezoning a portion of 442 River Road from R2 to R4 to allow for the construction of the single detached lots facing a private vacant land condominium road. 

These developments are part of a broader initiative to address housing needs and urban expansion in the region. 

Access to the development is to be facilitated via Olivewood Way. 

In a move to further support the development, the city has sold Laneway 211, which provides access to properties on River Road, to Kiah Group (Butternut Grove) Inc., the developer overseeing the project. 

The development also involves the demolition of existing structures to make way for the new single-detached dwellings. 

The site includes a heritage property of interest located at 442 River Road, which received approval for demolition from the City’s Municipal Heritage Advisory Committee (MHAC) in 2019. 

The land, located in the Built-up area in the Official Plan and designated Neighbourhood Residential in accordance with the River Road Secondary Plan, permits residential land uses, including single detached dwellings. 

The density of approximately 11 units per gross hectare conforms to the City’s Official Plan, which permits up to 40 units per hectare, eliminating the need for an amendment to the plan. 

Cambridge Council approved the Zoning By-law Amendment to amend the zoning for the rest of the site from Residential R5 s.4.1.415 to Open Space OS1 and Multiple Residential RM4 s.4.1.415 to Residential R5 s.4.1.415. The rezoning also includes special provisions to permit the development. 

The rezoning aims to correct mapping errors, ensuring consistent zoning across all developable lands.

Additionally, the rezoning of a portion of the site to an Open Space OS1 zone permits natural features, associated buffers, and stormwater management ponds, accommodating environmentally significant areas. 

With the approval of the zoning by-law amendment, the stage is set for the development of 18 single-detached homes on River Road, contributing to the city’s housing stock and fulfilling the needs of its residents
