Revitalizing urban living: a modern stacked townhouse development approved in London

LONDON — The City of London has approved a Zoning By-law Amendment application for a new residential project at 1170 Fanshawe Park Road East. 

The development, led by 1170 Fanshawe Park Road East Inc. and co-owner Brock Development Group Inc., will feature a contemporary 26-unit stacked townhouse complex designed to enhance the urban landscape. 

The project will consist of 26 stacked townhouse units distributed over 3.5 storeys, with a maximum height of 12.0 metres. 

The development is located on a 0.37-hectare plot and will achieve a density of 70 units per hectare. 

Access to the site will be via Stackhouse Avenue, and there will be 37 surface parking spaces available for residents. 

Special provisions have been approved to adjust setbacks and parking ratios, optimizing the project’s feasibility.  

Situated at the northeast corner of Fanshawe Park Road East and Stackhouse Avenue, the property boasts approximately 40 metres of frontage on Fanshawe Park Road and 92 metres along Stackhouse Avenue. 

The site was previously zoned Residential R1 (R1-14) for single detached dwellings, and the land has been rezoned to Residential R6 Special Provision (R6-5(_)), allowing for a wider range of residential structures. 

The site is in alignment with the Neighbourhoods Place Type as designated in the London Plan, fitting seamlessly into the surrounding residential neighbourhoods and reflecting new development trends. 

Each unit will be designed across 3.5 storeys, providing a modern living experience, and the design ensures a cohesive streetscape, harmonizing with nearby developments. 

Access to the site will be through Stackhouse Avenue, with 37 surface parking spaces allocated for residents. 

The Zoning By-law Amendment was crucial for the development, which included adjustments to setbacks, parking provisions, and building heights to align with the overall plan. 

The regulations will enhance density while maintaining the integrity of the surrounding urban landscape. 

In conclusion, the approved stacked townhouse development at 1170 Fanshawe Park Road East is a strategic addition to London’s evolving urban environment. 

The next step is the requested site plan approval stage, where detailed planning and design aspects will be finalized before construction. 

The Site Plan Approval Authority has been requested to consider the following design issues through the site plan process: 

● The unit entrances shall be oriented towards Fanshawe Park Road East and/or Stackhouse Avenue

● Consider reducing the amount of surface parking provided in favour of more landscaped amenity areas 

● Enhanced tree planting. 

The project promises to enrich the neighbourhood’s vitality and
character, offering contemporary residential options within established
planning frameworks.
