Revised plan approved for Queen Street West brings mixed-use complex with 1,300 units

CAMBRIDGE — Council has given its unanimous approval for an updated development proposal concerning 410 Queen Street West. 

Blacks Point Development, a Kitchener-based firm, secured the green light from the city council on December 5, 2023, to transform the vacant space into a mixed-use complex. 

The revised plan is designed to bring significant changes to the area. The revised plan includes a decrease in the unit count, density, number of towers and height, and an increase in parking spaces and amenity space. 

The development will provide up to 1,300 residential units and will construct seven towers ranging in height from 10 to 16 storeys (maximum). 

Additionally, a total density of 275 units per hectare and a parking ratio of 1.1 spaces per unit, including visitor parking, at a ratio of 0.1, has been approved.

The development will offer a blend of residential, commercial, office, and retail spaces, catering to diverse needs within the community. 

The original development concept for the site included plans for 2,000 residential units across ten towers reaching up to 30 storeys in height.

Additionally, the plan was proposed with a density of 425 units per hectare and a parking ratio of 0.85 spaces per unit, including visitor parking spaces. 

As part of the proposed plan, a centralized linear park space is envisioned, complemented by additional park areas and plazas to enhance the overall environment and promote outdoor leisure activities. 

The developer aims to commit to sufficient parking facilities for residents and visitors, even though the required parking for the site is 1.25 spaces per unit, which includes visitor parking. 

Additionally, road widening along Goebel Avenue is included in the development proposal to improve traffic flow and accessibility to the area. 

With the council’s approval, the Blacks Point Development project is set to bring substantial changes to the landscape of the Hespeler region, offering a blend of modern living spaces, commercial opportunities, and recreational amenities for the benefit of the community.
