LONDON – Plans for a vibrant residential infill project at 634 Commissioners Road W. aim to breathe new life into the southwest quadrant of London within the Cranbrook neighbourhood.
The proposed development, currently seeking approval for a Zoning By-law Amendment, presents an exciting blend of heritage preservation and contemporary housing solutions.
The subject lands span 0.445 hectares in area; the project seeks to introduce cluster-stacked townhouses alongside the retention of a historically significant single-detached dwelling dating back to the 1870s and listed on the City’s Register of Cultural Heritage Resources.

The development’s focal points include two 3.5-storey stacked townhouse buildings, accommodating 28 new townhouse units, complemented by one single-detached dwelling, resulting in 29 units in total.
These units are envisioned within a maximum height limit of 12.0 meters (equivalent to 4 storeys) and a density of 65 units per hectare, as per the Residential R5 Special Provision (R5-7(_)) Zone.
The proposed development application requires specific provisions. These include a minimum front yard setback of 5.0 meters, a minimum interior side yard setback of 3.0 meters, and a requirement for a minimum 3.0-meter-deep landscape strip along the south lot line.
Such provisions ensure the new construction seamlessly blends with the existing urban fabric.
Parking provisions for the development have been carefully considered, with surface parking allocated for both residents and visitors.
The conceptual site design includes four surface parking stalls designated for visitors and the required vehicular parking for the townhouse units.
Transitioning from existing zoning regulations, the proposed Zoning By-law Amendment seeks to tailor specific parameters to accommodate the envisioned development better.
Among the adjustments are an increase in maximum density to 67 units per hectare and modifications to minimum front yard depths and interior side yard setbacks, considering window configurations and other factors.
