LONDON — Weston Consulting, acting on behalf of Bradley Elite
Developments Inc., the registered owner of the property at 1944 Bradley
Avenue in the City of London, has unveiled plans for a comprehensive
residential development.
The proposed project aims to transform the subject lands into a vibrant
community featuring a mix of single-detached dwellings and
townhouses.
The development proposal includes a residential draft plan of
subdivision comprising 49 single-detached lots, 22 townhouse blocks
accommodating 144 units, and a future townhouse condominium block
anticipated to house 90 back-to-back townhouses, totalling 283 units.
Additionally, the plan incorporates the construction of new local roads
to provide access to the residential dwellings.
Situated along Bradley Avenue, east of Highbury Avenue South, the
subject lands span approximately 72.11 hectares (104.06 acres) with a
frontage of approximately 412.57 metres along Bradley Avenue.
The site comprises an agricultural field, a significant woodlot in the
northern portion, and residential structures, including a dwelling, barn,
and accessory buildings in the southeast corner.
The proposed development aims to diversify the housing stock in the
City of London by offering a range of residential units with access to
municipal infrastructure and public facilities.
The project includes provisions for 49 single-detached dwellings, 146
street townhouses, and potentially an additional 90 condo townhouses
catering to the existing housing needs in the area.
Currently zoned as an Agricultural (AG1) Zone, the subject lands are
slated for rezoning through a future Zoning By-law Amendment
application.
The intended rezoning is to designate the lands as an R6-5 Zone with
site-specific development standards, allowing for street townhouses,
condo townhouses, and single dwellings.
The future Zoning By-law Amendment application will delineate
development permissions related to various factors such as number of
dwelling units, height, parking spaces, landscaped open space, density,
lot area, and setbacks.
Block 73 on the draft plan of subdivision is planned to accommodate 90
back-to-back townhouses, with a detailed design to be addressed in a
future site plan application.
Bradley Elite Developments’ proposed residential subdivision represents
a significant step towards addressing the city’s housing demands while
enhancing the residential landscape of London.
