Proposed zoning amendment approved for residential development at Superior Drive in London

LONDON — The proposed zoning amendment for the site at 613 Superior Drive in London has been formally introduced. 

The Ironstone Building Company Inc. has diligently prepared a comprehensive Planning Justification Report in support of their Zoning By-law Amendment application. 

The site is envisioned to accommodate a thoughtfully designed development and spans an area of 3.43 hectares (8.48 acres) with an irregular shape and approximately 160.82 meters of frontage. 

The proposed project entails the construction of 28 blocks comprising 142 two-storey townhouse condominium units. 

The Ironstone Building Company has received approval for a Zoning By-law amendment to apply a (R-5) residential zoning designation. 

The (R-5) zoning will facilitate the development of cluster townhouse dwellings and cluster stacked townhouse dwellings, aligning with the intended project.

The zoning amendment will enable a medium-density residential development in accordance with the area’s objectives and compliance with Provincial and Municipal policies. 

The development plan includes adequate parking provisions, with each townhouse unit allocated a garage space and a driveway space. 

In addition, 22 visitor parking spaces have been proposed for the site, resulting in a parking ratio of 2.15 spaces per unit. 

Access to the site will be facilitated by two access points along Superior Drive. Rezoning the site has been approved. 

Therefore, the new (R-5) zoning will permit 45 units per hectare, thus accommodating the requested density of 42 units per hectare. 

The proposed development by the Ironstone Building Company at 613 Superior Drive represents a notable transition towards medium-density residential living in London.

The final step in the planning process for this development is Site Plan approval, which has been requested. 

With its strategic location and adherence to municipal and provincial policies, this development holds the promise of positively contributing to the city’s housing landscape.
