Proposed residential development seeks approval in Cambridge for 39 stacked townhouses

CAMBRIDGE — GSP Group Inc., acting on behalf of the developer, Will-O Homes, has presented plans for a significant residential development in Cambridge at 190 & 194 Pinebush Road and 10 Wayne Avenue. 

The proposal entails the assembly of properties totalling 0.51 hectares, aiming to transform the current landscape occupied by three single detached dwellings into a modern condominium complex. 

The site, designated as “Low / Medium Density Residential” in the City of Cambridge Official Plan, currently falls under the R4 zoning category according to the City’s Zoning By-law. 

The proposed project seeks to align with the residential designation by demolishing existing structures and introducing a condominium development comprising 39 residential units spread across three three-story buildings. 

Access to the development site will be facilitated through Wayne Avenue.

To accommodate the proposed development, an Official Plan Amendment is being pursued to increase the permitted density from 40 units per hectare to 76 units per hectare. 

Furthermore, a Zoning By-law Amendment is crucial to rezone the property to RM2, specifically tailored to accommodate the envisioned mixed terrace residential type. 

The site, situated at the intersection of Wayne Avenue and Pinebush Road, offers prime connectivity to public transit routes. 

The vicinity is serviced by the 67 Bus along Pinebush Road and the iXpress Route 203, ensuring convenient access to major transit stations such as Sportsworld Station and Cambridge Centre Station. 

The proposed development emphasizes efficient land use, with 59 parking spaces allocated for residents and visitors within an internal surface parking lot. 

Additionally, a common amenity area along Wayne Avenue is included to enhance the residential experience. In line with the city’s growth directives, the project supports intensification targets within the Built-Up Area, replacing existing residential dwellings with a higher-density residential offering. 

The proposed density increase is justified by its alignment with regional growth plans and compatibility with surrounding urban design policies. 

The application process includes submissions for both the Official Plan Amendment and Zoning By-law Amendment, aiming to establish site-specific regulations conducive to the proposed development. 

The transition to an RM2 Zone from the current R4 zoning is deemed necessary to accommodate the unique stacked townhouse built-form envisioned for the site. 

Pending approval, the development promises to diversify housing options in Cambridge while maintaining the area’s aesthetic appeal. 

The proposed project not only addresses housing demands but also adheres to sustainable growth principles outlined in regional planning frameworks.

Overall, the development proposal reflects a concerted effort to balance residential intensification with neighbourhood compatibility, setting a precedent for future urban development endeavours in Cambridge.
