LONDON — Drewlo Holdings Inc. has submitted a Planning Justification & Design Report in support of a Zoning By-law Amendment application for the development of a multi-unit residential complex at 460 Asher Crescent.
The proposal seeks to create a site-specific zone with special provisions within the existing Residential Zone, allowing for the construction of low-rise apartment buildings and townhomes.
It includes the construction of three low-rise apartment buildings ranging from 5 to 6 storeys, along with multiple blocks of townhomes.
In total, the development comprises 248 residential units. Key features of the proposed development include two 6-storey apartment buildings, each accommodating 62 units; one 5-storey apartment building comprising 52 units; and 72 townhouse units, including back-to-back and traditional townhome styles.
Site-specific zoning amendments are proposed, which entail reduced minimum yard depths and decreased minimum landscaped open space to facilitate this project.
The adjustments aim to align with the goals of the London Plan while accommodating the intended density and height requirements of the development.
The site, covering approximately 3.075 hectares, is located within the Neighbourhoods Place Type of the London Plan, allowing for a mix of land uses, including low-rise apartment buildings.
Currently zoned h*h-54*h-71*h-100*R4-6/R5-4/R6-5, the proposed development necessitates a zoning by-law amendment with special provisions to align with the policies of the London Plan and accommodate the intended density and height requirements.
The special provisions for the site include the request to increase the maximum building height from 12 to 20.6 metres and the maximum density from 35 to 83 units per hectare.
The design of the development emphasizes orientation towards the surrounding streets, with buildings and blocks strategically sited to comply with regulations and optimize street frontage.
Parking provisions include approximately 1.25 to 2.0 surface parking spaces per unit distributed across the apartment buildings and townhomes.
With approximately 248 residential units planned, the design incorporates a total of 364 surface parking spaces for the entire development.
The parking provision encompasses both the apartment buildings and townhouse units, with designated spaces strategically distributed across the site.
The proposed parking plan aims to optimize convenience and accessibility for residents while minimizing the impact on surrounding streets.
The proposed development seeks to enhance housing options in the area while adhering to municipal policies and regulations.
The development is anticipated to contribute positively to the community by providing much-needed rental housing units.
