NORTH DUMFRIES — A formal public meeting took place on October 22, 2024, to review applications for land severances and minor variances at 37 Newell Street, Ayr.
Property owner Guenther Haugner, represented by DSH Planning Consultants, seeks approvals for two Consent Applications and three Minor Variance Applications.
The proposal includes the creation of two new residential lots from the existing property, which has an area of 1,753 square metres and frontages of 30.5 metres along Newell Street and 56.2 metres along James Street.
The first new lot is proposed to be 451.22 square metres with a width of 15.79 metres, while the second will measure 448.27 square metres, also with a width of 15.79 metres.
While detailed specifications for the proposed houses are not included in the proposal, each new lot is designed to meet urban residential standards for single-family homes within the area’s existing infrastructure.
Both lots fall short of the current zoning requirements for lot size (700 square metres) and width (18 metres) under Zoning By-law No. 689-83, necessitating the variances.
The retained lot, holding an existing single-detached dwelling and accessory buildings, will measure 715.28 square metres with a frontage of 24.76 metres along James Street.
Further variances are requested for the retained lot, allowing two accessory buildings and a deck within restricted areas.
These adjustments seek relief from provisions requiring that no accessory structures or decks occupy side yards or established building lines nor exceed a 0.75-metre height within a daylight triangle.
