Proposed redevelopment of Southdale Road East and Easy Street moves forward in London

LONDON — Paradise Homes Inc. is advancing plans to redevelop 566 Southdale Road East and 818 Easy Street with a 3.5-storey “walk-up” apartment building. 

The planning committee approved the proposal on November 12, 2024, with final approval by council still pending.

The site, situated within the White Oaks Planning District, covers 0.16 hectares, featuring a frontage of 32.5 metres and a depth of 49.7 metres. 

The proposed project consists of 16 residential units with 17 surface parking spaces, including 16 spaces for residents and one for visitors. 

The resulting parking ratio of 1.06 spaces per unit surpasses the city’s minimum requirement of 0.5 spaces per unit.

The proposal includes several site-specific regulations to facilitate the development. 

The interior side yard setback is proposed at 1.8 metres, whereas zoning standards require 1.2 metres for every 3.0 metres of building height, necessitating a minimum setback of 4.5 metres for this structure. 

Similarly, the rear yard setback is proposed at 1.0 metre, less than the required 6.0 metres for a building of this height. 

Despite these reductions, the building height of 12 metres complies with the R8 Zone’s maximum allowance of 13 metres. 

However, the proposed density of 102 units per hectare exceeds the permitted maximum of 75 units per hectare. 

Additionally, Paradise Homes Inc., represented by Siv-ik Planning & Design Inc., has requested a Zoning By-law Amendment to rezone the property from a Residential R3-2 Zone, which allows low-density residential uses, to a Residential R8 Special Provision (R8-4(_)) Zone to accommodate the medium-density residential development.
