CAMBRIDGE — A proposed land development project by 2687734 Ontario Inc. seeks to transform the site at 1390 Pineview Avenue into six single detached lots accessible via a private road from Pineview Avenue.
MHBC Planning Limited has been enlisted by the numbered development company to navigate the regulatory processes and planning aspects of the project.
The project entails the establishment of a Vacant Land Condominium to facilitate the development, subject to approval.
Currently designated as Low/Medium Density Residential in the City of Cambridge Official Plan, the subject lands cover an area of approximately 0.35 hectares with a frontage of around 7.0 metres on Pineview Avenue.
Presently, the site contains a single detached dwelling alongside various outbuildings, including sheds, a garage, and an above-ground pool.
The proposed redevelopment outlines a six-unit vacant land condominium, with each lot tailored to accommodate a single detached dwelling on full municipal services.
Notably, dwellings will be constructed at a later stage and are separate from the current application.
If approved, the density of the subject lands is estimated to reach approximately 16.8 units per hectare.
Parking provisions will include driveway and garage spaces, while amenity spaces will be designated within the front and rear yards for each lot. The number of parking spaces has not been provided.
A Zoning By-law amendment application is necessary to rezone the subject lands from Semi-Detached Residential 1 (“RS1”) to Residential Class 6 (“R6”) to proceed with the development.
One site-specific provision has also been proposed, addressing the corner lot frontage of the site, with a minimum corner lot frontage request set at 11.0 metres, differing from the required 15.0 metres.
Additional site-specific provisions are expected to be proposed, which are stated in the proposal to be determined at a later date.
Access to the site, currently facilitated by a 7-metre wide driveway extending approximately 42 metres westward from Pineview Avenue, is slated for replacement with a private condominium road, enhancing accessibility and facilitating the planned residential development.
The surrounding neighbourhood features a mix of land uses, including single-detached and semi-detached dwellings, row townhomes, and apartment buildings.
The proposed development aligns with the objectives of the Growth Plan by contributing to the intensification target through the addition of six dwelling units within the Built-Up Area.
Proximity to public transportation services such as GRT Routes 50, 56, & 61 further enhances the project’s accessibility and connectivity.
Pending approvals, the proposed land development project signifies a step towards residential expansion in Cambridge, addressing housing demands while adhering to regulatory and planning requirements.
