Proposed four-storey apartment building to transform the landscape in London’s Byron neighbourhood

LONDON — A transformative proposal is underway to rejuvenate London’s Byron neighbourhood landscape. Strik, Moniz, Baldinelli Ltd. has unveiled plans to replace a single detached dwelling and accessory structure with a contemporary four-storey apartment building. 

Situated at 1494 Commissioners Road West, the project is poised to redefine urban living in the area. The development envisages ten dwelling units featuring two- and three-bedroom layouts. 

With a maximum height of 13.5 metres, the building will offer modern living spaces designed to meet diverse housing needs. 

The project’s location, between Chestnut Hill and Grand View Avenue, presents a prime opportunity for urban renewal within the Byron neighbourhood.

Spanning approximately 2,056.27 square metres, the irregularly shaped lot boasts mature trees, naturalized vegetation, and sloping terrain. 

The distinctive landscape forms the backdrop for the proposed development, blending urban comforts with green surroundings. 

To facilitate the project, a Zoning By-law Amendment has been proposed. Key provisions include a minimum rear yard setback of 0.3 metres, east interior side yard depth of 0.3 metres, west interior side yard depth of 1.5 metres, lot coverage of 46.2%, and a building height of 13.5 metres. 

The adjustments align with the city’s vision for sustainable growth while adhering to regulatory frameworks. 

The site is earmarked for rezoning from its current Residential R1 (R1-8) Zone designation to a Residential Special Provision R8 R8-4(*) Zone. 

The transition will broaden permitted land uses to include apartment buildings, lodging house class 2, stacked townhouses, senior citizen apartment buildings, emergency care establishments, and continuum-of-care facilities. In addition to residential units, the development prioritizes amenities and sustainability. 

Each dwelling unit will boast private amenity space in the form of balconies or terraces, fostering community engagement and outdoor leisure. 

A shared amenity terrace spanning 53 square metres will adorn the building’s fourth floor, providing residents with a shared recreational area. 

Parking and environmental considerations are integral to the project’s design. A two-way driveway connected to Commissioners Road West will provide access to an interior parking garage accommodating nine vehicles. 

One surface barrier-free parking space will also be strategically located near the building entrance. 

The proposed site plan includes provisions for outdoor amenity space, solid waste management, and snow storage, ensuring functionality and environmental sustainability. 

Pending regulatory approvals, the development promises to redefine urban living in Byron, offering inclusive urban designs and various housing options in the area.
