BRANTFORD — A new residential development project on Erie Avenue is set to reshape the landscape with an influx of modern housing.
The proposed project, led by Multani Custom Home Ltd. and represented by Corbett Land Strategies, involves the redevelopment of lands at 297 and 339 Erie Avenue into a mix of block and street townhouse dwellings.
The development project, detailed under Zoning By-law Amendment applications PZ-06-22 and PZ-07-22, aims to introduce a diverse blend of townhouse types across the subject lands.
The entire development site encompasses 9.41 acres, with 339 Erie Avenue accounting for 6.73 acres and 297 Erie Avenue comprising 2.68 acres.
At 297 and 339 Erie Avenue, the development proposes a total of 131 units.
The development includes 75 street townhouse dwellings and 56 back-to-back townhouse dwellings, which are intended to be part of a future condominium block.
Each of the units will also face either a new public street or Dover Avenue, offering a modern residential option for families.
The sites at 297 and 339 Erie Avenue are currently designated as ‘Residential’ and ‘Intensification Corridor’ in the official plan.
Additionally, the entire site is classified as a greenfield area, emphasizing its potential for new development.
The developer is seeking approval to rezone the subject lands to accommodate the proposed developments.
The 229 Erie Avenue site is currently zoned as “Flood – Residential Type 1A Zone (F-R1A). This zoning allows for low-density residential development, typically single-detached homes, but it includes flood-related restrictions that require careful consideration in planning and development.
The site at 339 Erie Avenue is currently zoned as “Flood – Residential Type 1B Zone (F-R1B)” and “Residential Type 1B Zone (R1B).”
Similar to the zoning at 297 Erie Avenue, the F-R1B zoning permits low-density residential uses with additional flood-related restrictions. The R1B zoning supports low-density residential uses, including single-detached dwellings, but without flood-related considerations.
For 297 Erie Avenue, the application proposes to rezone the land to “Flood – Holding – Residential Medium Density Type A – 94 Zone (F-H-R4A-94).”
Meanwhile, for 339 Erie Avenue, the requested zoning changes are to “Flood – Holding – Residential Medium Density Type A – 93 Zone (F-H-R4A-93)” and “Holding – Residential Medium Density Type A – 93 Zone (H-R4A-93).”
These zoning changes will support the construction of medium-density residential buildings, aligning with the site’s current designation, which permits low-rise residential uses, including townhouses.
The development proposes a density of 49 units per hectare, which reflects the project’s goal to provide a robust housing option within the city’s intensification corridor.
Additionally, the project plans to offer a total of 191 parking spaces, resulting in a parking ratio of 1.46 spaces per unit.
The parking provision is designed to meet the needs of residents while adhering to city guidelines.
The Planning Committee has reviewed the applications, and further community consultations are expected to follow.
The project’s progression will depend on detailed assessments and approvals to ensure it meets all regulatory and community standards.
