CAMBRIDGE – The proposed development for 1065 Speedsville Road in Cambridge has undergone significant revisions since its initial application in January 2023.
The updated plan outlines substantial changes in zoning, density, and design, reflecting community feedback and planning objectives.
The revised design introduces 220 stacked townhouse units within three-storey buildings, a notable change from the initial proposal, which included 465 apartment units.
The revised plan proposes a density of 100 units per hectare, a reduction from the initially proposed density of 200 units per hectare.
The revised development features a mix of unit sizes to cater to various housing needs. The 220 stacked townhouse units are divided into two types. Stacks A comprises 160 units, each with three garages for every four units.
The lower units are 1,200 square feet, while the upper units are 1,600 square feet.
Stacks B comprises 60 units, with lower units at 900 square feet and upper units at 1,200 square feet.
Parking provisions have been adjusted to meet current requirements, with 275 parking spaces allocated. These include 120 garage spaces and 155 surface residential spaces.
The parking lots are strategically located to the rear of the proposed street-facing buildings, enhancing the streetscape along Equestrian Way and supporting the adjacent future commercial development.
The City of Cambridge Zoning By-law No. 150-85 designates the subject lands under the Mixed Use “RM3/CS5 (S.4.1.303B)” Zone, Modified.
The new proposal seeks to amend this zoning to a site-specific Mixed Use “RM3/CS5 (S.4.1.303B)-XX” Zone, Modified.
The change will permit an increased density while also meeting the revised parking and setback requirements.
The City of Cambridge Official Plan designates the subject lands as “High Density Residential,” permitting the proposed uses.
The proposed development aligns with the policies of the City’s Official Plan, which allows for residential apartment dwellings and mixed-use development up to four storeys in height.
The revisions also include a greater setback from Speedsville Road, incorporating additional green space to enhance the area’s aesthetics and livability.
The revised submission addresses several concerns raised by the council and the public, including density, parking, and green space provisions.
By reducing the overall density and meeting parking requirements, the development aims to balance residential needs with community expectations and urban planning principles.
