NORTH DUMFRIES — A new residential development is proposed for McRae Street in Ayr, at the corner of McRae and Bute Streets, and the owner is not named.
The proposal involves building a single-detached home and a coach house on two legally recognized parcels of land, Lots 27 and 30, which have been used together as one residential lot.
Currently, the property includes an existing single-detached home, a detached garage, and a pergola, with plans to remove the latter two structures to make space for the new dwellings.
The Township council officially recognized the two-lot status through Plan 552 during an August 12, 2024, meeting.
The project requires variances from several sections of the Township’s General Zoning By-law 689-83 to meet development requirements for both Lots 27 and 30.
For Lot 27, variances are requested to reduce the building line setback from 7.5 metres to 0.1 metres and to decrease the minimum lot area from the required 700 square metres to 502.36 square metres.
Additional relief is sought to reduce the lot width from 18 metres to 15.44 metres and to allow a side yard setback of 0.5 metres to accommodate an existing porch rather than the standard 2.4 metres for two-storey dwellings.
On Lot 30, variances are needed to permit the structure to be located within the 15-metre corner lot visibility triangle, contrary to current requirements.
A reduction in the building line setback to 0.5 metres is also requested, as well as a decrease in the flankage yard setback from the required 6.0 metres to 2.4 metres.
Further variances sought include widening the driveway beyond the allowable 6.1 metres to a proposed 9.0 metres.
Since the lot dimensions of 14.97 metres in width, 32.61 metres in depth, and 498.15 square metres in area do not meet the minimum requirements for a coach house, which mandate a width of 16 metres, a depth of 40 metres and an area of 640 square metres, additional variances are necessary.
Moreover, the proposed coach house footprint exceeds the maximum allowed percentage relative to the main dwelling, reaching 52.8% instead of the permitted 40%.
A public meeting regarding these variances will take place on November 26, 2024, at 6:00 p.m.
Residents may participate in person or join virtually to provide comments or raise questions about the proposed development.
The meeting will allow community members to engage in the review process and contribute input on the planned changes for the property on McRae Street.
