BRESLAU — GSP Group, representing property owner Thomasfield Homes Ltd., has submitted applications for an Official Plan Amendment and Zone Change for the properties at 10 and 40 Beacon Point Court, Breslau, to transform vacant lands into a vibrant mixed-use community.
The properties owned by Thomasfield Homes Ltd. are located at 10 and 40 Beacon Point Court, Breslau.
The subject site, 10 Beacon Point Court, spans approximately 0.35 hectares, while 40 Beacon Point Court encompasses approximately 0.79 hectares.
The lands are currently vacant. GSP Group, acting on behalf of Thomasfield Homes, has filed an Official Plan and Zoning By-law Application for the subject lands.
The properties, totalling 1.14 hectares (2.8 acres), are designated as ‘Commercial/Business Park’ and ‘Low/Medium Density Residential.’
The proposal seeks to amend the Official Plan to designate the lands as ‘Commercial/Mixed Use,’ allowing for a blend of commercial/retail and low to medium density residential uses.
An Official Plan amendment is required. The amendment requests changing the designation to Commercial/Mixed Use to accommodate commercial/retail and low and medium-density residential uses.
A Zoning amendment is also requested to transition from Buffer Commercial – Urban (C-2) to Commercial Mixed Use (C-4B) with site-specific provisions to enable commercial/retail and low to medium-density residential uses.
The envisioned development includes a 4-storey apartment building and a live-work townhouse building.
Specific provisions under the C-4B zone include the allowance of more than one residential unit on the ground floor, restriction of commercial uses solely to the ground floor, and the requirement for a minimum of 25% of the ground floor to be allocated for commercial purposes.
The proposed development is slated to comprise 89 units, with 82 units in the apartment building and seven in the townhouse.
Additionally, 382.6m2 of commercial space is planned, with 151.6m2 designated for the apartment building and 231m2 for the townhouse.
The proposed transformation of the vacant lands at Beacon Point Court, Breslau, reflects a concerted effort to infuse residential and commercial elements into the area, creating a dynamic mixed-use community.
