Ideal Capital, represented by MHBC Planning, has submitted a proposal to transform the 1.06-acre site into a modern, four-storey apartment building.
This project aligns with Brantford’s commitment to urban intensification and housing modernization, marking a substantial shift from the site’s current use.
The proposed development is located at 264 Erie Avenue, with the property spanning approximately 0.43 hectares (1.06 acres) and featuring a frontage of 32 meters along Erie Avenue.
Currently, the site accommodates a single detached dwelling, which will be demolished to make way for the new apartment building.
The existing zoning for the property is “Residential Type 1C Zone (F-R1C & R1C).” The developer seeks to amend this to “Residential Medium Density Type B – Exception 32 Zone (F-R4B-32 & R4B-32).”
The “F” prefix denotes that a portion of the land lies within a floodplain, requiring adherence to floodplain management regulations.
The development will consist of a four-storey apartment building standing at 14.8 meters in height, offering 47 residential units comprising a mix of one and two-bedroom apartments.
The project addresses the area’s need for modern rental housing designed specifically for rental purposes.
Residents will enjoy a range of amenities, including indoor spaces such as a fitness area and a theatre, alongside outdoor facilities like a terrace and green roof.
The development plan incorporates 10 bicycle parking spaces and provides 64 vehicle parking spots, including 10 visitor spaces and 2 barrier-free spaces, resulting in a parking ratio of 1.15 spaces per unit.
Strategically located within 200 meters of local transit stops, the site offers convenient access to public transportation, supporting the city’s objectives to promote alternative transportation and reduce reliance on private vehicles.
Given the property’s location partially within a floodplain, compliance with floodplain regulations is paramount.
A Holding (H) provision requires the completion of a Stage 1 Archaeological Assessment and a Heritage Impact Assessment to protect historical and cultural assets before development proceeds.
The zoning amendments requested are critical to accommodating the new building and ensuring compliance with regulatory requirements.
Proposed changes include transitioning from “Floodplain – Residential Type 1C Zone (F-R1C)” to “Holding – Floodplain – Residential Medium Density Type B Exception 32 Zone (HF-R4B-32),” and from “Residential Type 1C Zone (R1C)” to “Holding – Residential Medium Density Type B Exception 32 Zone (H-R4B-32).”
This development supports Brantford’s urban growth strategy, designated as an ‘intensification corridor’ in the city’s Official Plan, fostering higher-density developments that maximize land use and infrastructure efficiency to meet housing needs.
The new apartment building will expand the local housing market, offering modern rental options in a strategically located area.
