LONDON — A Zoning By-law Amendment has been proposed for the vacant lands at 1350-1352 Webster Street to facilitate the development of a new townhouse complex.
The developer seeks approval for a mix of five two-storey townhouses and six three-storey back-to-back townhouses, totalling 56 residential units.
This proposed development aims to transform the currently unused site into a vibrant residential area. The development will comprise 26 units within the two-storey townhouses and 30 units within the three-storey back-to-back townhouses.
The two-storey townhouses will be arranged in four-, five-, and six-unit buildings, with four of these blocks positioned near the east and west driveways accessible from Sandra Road and Croatia Road. The fifth block will be situated at the southwest corner of the site, connecting to Sandra Road.
The three-storey back-to-back townhouses will be positioned along the southern property line, visible from the main entrance points and organized in four- and six-unit configurations.
Each townhouse unit will have two parking spaces: one in a driveway and one in a garage. In addition, there will be 16 visitor parking spaces distributed across the site.
The layout ensures that all townhouse buildings have at least 3-metre side yard setbacks and 6-metre rear yard setbacks, providing adequate space for rear yard amenities and sufficient separation from neighbouring properties.
For back-to-back units which lack individual rear yards, communal outdoor spaces will be available for residents’ use.
The subject lands are currently zoned as “Residential (R1-6)” under the City of London Zoning By-Law, which only permits single-detached dwellings.
As such, a Zoning By-law Amendment is necessary to permit the proposed townhouse buildings. The requested amendment seeks to rezone the property to a site-specific “Residential (R5-6(_))” zone with several special provisions:
● A minimum interior side yard setback of 3.0 metres for buildings with habitable rooms facing the side yard.
● A minimum rear yard setback of 1.2 metres for two-storey buildings with windows to habitable rooms, specifically along the southern lot line, which interfaces with vacant lands planned for future development.
● A minimum rear yard setback of 3.5 metres for other buildings with habitable rooms. These provisions aim to address the unique characteristics of the site and ensure a functional and aesthetically pleasing residential environment.
The proposal also highlights the provision of private and communal amenity spaces, ensuring residents have access to outdoor areas for recreation and relaxation.
The developer has emphasized the careful planning of access routes within the development. Private driveways from Sandra Road and Croatia Road will lead into the main driveway, which runs horizontally across the property, providing access to the townhouse blocks and visitor parking areas.
This well-thought-out layout aims to ensure efficient traffic flow and convenient access for residents and visitors. The proposed development represents a significant step towards utilizing the vacant lands at 1350-1352 Webster Street for residential purposes.
