Proposed development at Hyland Road seeks zoning changes and subdivision approval

GUELPH – Van Harten Surveying Inc., representing owners John
Dunnink, Lee Dunnink, Todd Dunnink, and Dunmill Homes Inc., aims to
transform 46, 47 and 87 Hyland Road through zoning changes and a
revised subdivision plan. 

The proposal includes creating nine single detached lots on a
1.652-hectare property. 

The plan now includes six new lots north of Hyland Road and proposes
a new turning circle within the Hyland Road right-of-way. 

The existing cul-de-sac on Glenburnie Drive will be extended, resulting in
three single detached lots at the existing road terminus. 

The adjustment reduces the initial number of proposed lots from 19 to 9.

The application seeks to rezone the site from the UR (Urban Reserve)
Zone and WL (Wetland) Zone to the R.1B (Residential Single Detached)
Zone, allowing for single detached dwellings. 

Additionally, public trail space will be included east of the proposed
lots.
The developers’ reduction of the number of lots from 19 to 9 aims to
minimize environmental impact, and maintain natural land. 

The proposed development at Hyland Road addresses the need for a new
housing while considering environmental preservation.

Further review and approval processes will guide the outcome.
