Proposed bold vision for residential expansion in Cambridge

CAMBRIDGE — MHBC Planning Ltd., representing Intermarket CAM Limited, has submitted plans for an Official Plan Amendment and Zoning By-law Amendment for the property situated at 245 Riverbank Drive in the City of Cambridge. 

The proposed development aims to transform the approximately 2.85-hectare site into a mixed-density residential community. 

The development concept includes 109 townhouse units consisting of 53-row houses and 56 stacked townhouses. 

Provisions for parking include 70 spaces for the stacked townhouses, meeting the requirement of 1.25 spaces per unit and 1.0 spaces per row housing (driveway spaces). 

The subject lands are situated in the north-western region of Cambridge with a net developable area of approximately 2.24 hectares. 

The site is positioned southeast of the intersection of Riverbank Drive and Allendale Road, bordered by existing residential areas, natural heritage features, and a future business park. 

The envisioned development includes a mix of single-detached, semi-detached townhouse dwellings and low-rise multiple-unit buildings, with a maximum density of 55 units per hectare. 

The land is identified as part of the Designated Greenfield Area and in an Urban Area. Key to the proposal is the Official Plan Amendment, transitioning the land from Rural Residential and Open Space System to Low/Medium Density Residential, with a specific policy allowing for the increased density. 

The Zoning By-law Amendment aims to rezone portions of the land from RR2, (E)A1, and OS1 to RM3, permitting a range of residential uses not currently allowed under the existing zoning regulations. 

Two site-specific exceptions are requested, allowing for a density of 55 units per hectare, whereas 40 units per hectare are permitted, and increasing the maximum number of attached one-family dwelling units to 8, whereas 6 is permitted. 

The development plan acknowledges the surrounding context while introducing a residential component that contributes to the growth of the urban area. 

Subject to approval, this development promises to enhance the housing landscape in Cambridge, offering a diverse range of housing options in line with regional growth objectives. 

The proposal is currently under review by municipal authorities, with stakeholders and residents invited to provide input during the public consultation process. 

Pending approval, the development project aims to contribute positively to the community fabric of Cambridge, catering to evolving residential demands while upholding planning policies and principles.
