CAMBRIDGE — In a recent decision by the Ontario Land Tribunal on March 28, 2024, a significant residential development proposal has been approved for implementation.
The decision marks the culmination of a rigorous process involving multiple revisions and consultations to meet regulatory requirements.
Originally submitted in 2020, the development application proposed significant alterations to the subject lands, envisioning the construction of 44 stacked townhouse units.
However, in response to zoning limitations outlined in the city’s official plan, which capped developments at 40 units per hectare, the developer, 10184217 Canada Corporation, revisited the drawing board.
After two rounds of revisions, the final submission emerged with a scaled-down proposal of 30 residential units.
The approved development plan features a blend of 24 stacked townhouse units housed within two four-story buildings alongside six three-storey townhouse dwellings.
Notably, six of the townhouses are redesigned to front the street, enhancing the aesthetic appeal and integration with the surrounding urban fabric.
The development incorporates 45 parking spaces strategically allocated across the 0.539-hectare site.
This allocation includes nine designated for visitor parking, ensuring convenience and accessibility for residents and visitors alike.
One of the pivotal aspects of the proposal was its approach to environmental preservation, particularly concerning a protected wetland area on the northern section of the property.
To address this concern, the applicant required approval from the Grand River Conservation Authority.
The plan includes rezoning a portion of the property as Open Space, adding fencing, and establishing a 10-metre buffer zone around the wetland.
Additionally, the condominium corporation will assume responsibility for the perpetual maintenance of the fence and buffer.
Following meticulous review and deliberation, the Ontario Land Tribunal approved the development, underscoring its compliance with regulatory standards.
The zoning amendments and official plan amendments associated with the project have been formally adopted and are now in effect, signalling the green light for commencement.
This development approval not only signifies a step forward in meeting housing demands but also underscores a commitment to sustainable urban development and environmental stewardship.
