Proposed 27-unit residential development in Kitchener’s Doon South

KITCHENER – Hayre Properties Inc. is proposing a redevelopment of a residential lot at 448 New Dundee Road in the Doon South neighbourhood of Kitchener. 

The development aims to transform the 1.31-hectare site into a modern residential area featuring 26 single-detached dwellings. 

The proposed project involves a Zoning By-law Amendment to rezone the site from Residential One (R-1) to Residential Six (R-6), facilitating the construction of the new dwellings. 

The development will comprise of two-storey single-detached homes, each with an approximate ground floor area of 118 square metres. 

The units will feature double-car garages and driveways, contributing to a total of 64 parking spaces. 

An additional 21 surface parking spaces, including two barrier-free spots, will be provided for visitors. 

Situated in southwest Kitchener, just west of Ontario Highway 401, the site boasts a public frontage of 60 metres on New Dundee Road and a depth of 200 meters. 

The new homes will be arranged linearly along an internal private driveway, with individual garages at the frontage and a setback of 4.5 metres from the property line. 

A secondary emergency fire route will connect to Ridgemount Street, enhancing safety and accessibility. 

Vehicular access will be provided via a private driveway from New Dundee Road, while a secondary emergency access will connect to Ridgemount Street. 

Pedestrian circulation will be supported by a single-sided concrete walkway along the private driveway, linking to the neighbourhood sidewalk on Ridgemount Street. 

The current zoning of the site as Residential One (R-1) allows for single-detached dwellings, home businesses, private home daycares, and residential care facilities. 

The proposed amendment to Residential Six (R-6) would expand permitted uses to include duplexes, coach houses, multiple dwellings, and more, offering greater flexibility for the development. 

The proposal includes specific site regulations, such as the provision of 2 parking spaces per unit and additional visitor parking, meeting city requirements. 

The proposed development by Hayre Properties Inc. represents a significant investment in Kitchener’s Doon South neighbourhood, promising to enhance the local housing market with modern, well-planned residential units. 

The application for the Zoning By-law Amendment is a critical step towards realizing the vision, ensuring the project aligns with the city’s growth and development goals.
