LONDON — A Zoning By-law Amendment application has been submitted for the redevelopment of 1472 Dundas Street East to facilitate the construction of a 10-storey mixed-use apartment building.
The applicant, 2288711 Ontario Inc., represented by Weston Consulting, is seeking a zoning amendment to rezone the site from a Community Shopping Area (CSA1) Zone to a Residential (R9-7(_)) Zone with special provisions to accommodate the proposed development.
The special provisions include permitting residential uses on the site as they are currently not permitted.
The development includes 334 residential units and 559 square metres of commercial space on the ground floor. The building is designed with a U-shaped configuration.
It will also feature 178 parking spaces, with 169 spaces located in an underground garage and nine surface parking spaces, including two barrier-free spaces.
In addition, the proposal includes 339 bicycle parking spaces, with 33 outdoor spaces for residential use, five outdoor spaces for commercial use, and 301 indoor bike lockers.
The 10-storey building is proposed to be divided into three distinct sections. The base, which includes Levels 1 to 4, will provide ground-floor commercial units fronting Dundas Street and residential units on the other sides.
Levels 5 to 8 will consist of two massing blocks with a podium rooftop amenity between them. In contrast, the top levels (9 and 10) will be further set back to reduce the overall impact of the building’s height on the surrounding area.
The total gross floor area (GFA) of the development is 28,087 square metres, with 5,023 square metres of landscaped open space.
The net floor space index (FSI) for the project is 2.93. The development site covers an area of approximately 10,016 square metres and is located at the intersection of Dundas Street and First Street.
The site has a frontage of 83.2 metres along Dundas Street and a lot depth of 136.2 metres.
A road widening along Dundas Street is required to accommodate a 36-metre right-of-way and a 30-metre setback from the adjacent CN railway corridor is also required to address issues related to noise, vibration, and safety.
The site is serviced by existing local bus routes, with the nearest bus stops located less than 200 metres away at Dundas Street and First Street.
The area is designated as an “Urban Corridor” under The London Plan, which supports mixed-use and residential development.
The property is also subject to various constraints, including service and utility easements along the western and northern property lines, which will be relocated to facilitate the proposed development.
The application for the Zoning By-law Amendment is under review, with special provisions requested to address specific site conditions and requirements.
