WELLESLEY — Bradley & Co. has unveiled plans for a transformative development in Wellesley Township. The project, located at 1060 Queens Bush Road, aims to revitalize the area by introducing 12 stacked townhouse units on the currently underutilized property.
Currently, the site features a single detached dwelling, a detached two-car garage, and ancillary structures.
However, Bradley & Co. envisions a modern living space that will cater to the community’s evolving needs while preserving the neighbourhood’s character.
The proposed two-story building will stand at a maximum height of 9 metres, carefully positioned with setbacks of 4.5 metres from both street-fronting property boundaries and 7.5 metres from the rear lot line.
Each unit will have its external entrance, offering residents privacy and convenience.
Parking provisions are a vital aspect of the development, with 18 spaces allocated for the 12 units, translating to a ratio of 1.5 spaces per unit which meets the township’s requirements.
Additionally, bicycle parking will be provided adjacent to the parking area, promoting sustainable transportation options.
A focal point of the proposal is the integration of landscaping elements, including a private amenity area at the rear of the property.
Bradley & Co. is seeking a Zoning By-Law Amendment, specifically, several provisions to accommodate stacked townhouse dwellings:
● Permitting “Stacked Townhouse Dwellings.”
● Allowing a minimum Lot Area of 154 m2 for “Stacked Townhouse Dwellings,” as opposed to the required 175 m2.
● Adjusting the minimum Front Yard depth to 4.5 metres, deviating from the Zoning By-Law’s requirement of 6.0 metres.
● Modifying the minimum Exterior Side Yard depth to 4.5 metres rather than the prescribed 6.0 metres.
● These provisions are intended to accommodate the higher-density nature of stacked townhouses while ensuring harmony with the surrounding residential landscape.
While some aspects of the proposal, such as the distance of the existing driveway from the intersection, deviate from standard requirements, Bradley & Co. asserts that these adjustments will contribute to safer traffic flow, particularly near Wellesley Public School.
