LONDON — 2445727 Ontario Inc., led by Phil Pattyn, has submitted a proposal to the City of London for a zoning by-law amendment to facilitate the construction of an eight-unit, two-storey townhouse development at 16 Wethered Street.
The project promises to transform the existing landscape and enhance housing options within the neighbourhood.
The subject lands, spanning approximately 0.2 hectares, are currently occupied by a single detached dwelling and boast a frontage of approximately 30.7 meters along Wethered Street.
The proposed development seeks to rezone the area from its current Residential R1 (R1-6) designation to a Residential R5 Special Provision (R5-4(_)) Zone, allowing for the construction of the townhouse complex.
Each unit within the proposed development will feature a footprint of approximately 73.7 square meters, providing a gross floor area of around 130.6 square meters per unit.
The layout positions the two-storey townhouse building at a reduced front yard setback of 5.0 metres, whereas 6.0 metres is required, optimizing space utilization while maintaining compatibility with the surrounding neighbourhood.
Vehicular access to the development will be provided by a two-way driveway along the south side of the property, leading to individual driveways and attached garages for each unit.
Additionally, each unit will offer two parking spaces—one in the attached garage and one in the individual driveway—to meet parking requirements.
Pedestrian circulation will be facilitated from the front of each unit to the shared driveway, connecting residents to the public sidewalks along Wethered Street.
Furthermore, private outdoor amenity areas will be provided at the rear of each townhouse unit, offering residents a tranquil retreat within the bustling urban environment.
The proposed development represents a form of intensification within the existing built-up residential area, contributing to the city’s vision for housing diversity and efficient land use.
