BRANTFORD — In a significant milestone for urban development, the Planning Committee has given the green light to a zoning amendment application for a proposed 764-unit residential subdivision on the former Arrowdale Golf Course site in Brantford.
The decision was made during the Planning Committee meeting held on February 15, 2024.
The application, submitted by Weston Consulting on behalf of Elite MD Arrowdale Holdings Inc., sought official plan and zoning bylaw amendments to advance the ambitious residential project located at 282 Stanley Street.
The proposal entails the creation of a diverse residential community comprising 37 single detached units, 79 three-storey townhouses, a three-storey condominium block featuring 253 units, and a multi-residential block with 259 units, including townhouses and an eight-storey apartment building.
Access points from Stanley Street to the development will be established to facilitate smooth traffic flow.
Integral to the proposed development are amenities designed to enhance community living, including a walkway and a parkette within the development.
The approved zoning changes involve the conversion of the current zoning classifications of “Residential Type 1B Zone (R1B)”, “Residential Medium Density Type A Zone (R4A)”, “Residential Medium Density Type A Zone Exception 47 (R4A-47)”, and “Open Space Type 1 Zone (OS1)” to a combination of holding and residential zoning categories.
These include “Holding – Residential Type 3 Zone Exception 12 (H-R3-12)”, “Holding – Residential Medium Density Type A Zone Exception 90 (H-R4A-90)”, and others.
However, it’s important to note that the removal of the holding provision is subject to the completion and satisfaction of various studies, including a record of site condition and a transportation impact study.
The Planning Committee’s approval marks a significant step forward in the transformation of the former Arrowdale Golf Course into a vibrant residential community.
The project now awaits further regulatory approvals to proceed with its development plans.
