Ottawa Street South set to welcome approved medium-rise residential development

KITCHENER — Following thorough deliberations and evaluations, the proposal for the redevelopment of lands situated at 368, 372, 374, and 382 Ottawa Street South, along with 99, 103, 107, 111, and 115 Pattandon Avenue in the City of Kitchener, has received official approval. 

Patterson Planning Consultants Inc., representing the Coptic Orthodox Patriarchate Saint Maurice Coptic Orthodox Church and St. Mary Coptic Orthodox Church (the “Owner”), has successfully garnered the green light for this transformative project in September 2022.

The approved initiative, located in the southwest quadrant of the Pattandon Avenue and Ottawa Street South intersection, is poised to rejuvenate the area, transitioning nine single-detached dwellings and accessory buildings into an eight-storey, 166-unit medium-rise residential multiple dwelling. 

With the necessary zoning amendments and site plan approvals secured, the development is primed to set a new standard for contemporary urban living in Kitchener. 

Spanning a combined lot area of 5,381.9 square metres (0.53ha) and boasting 51.916 metres of frontage onto Ottawa Street South and 104.851 metres of frontage onto Pattandon Avenue, the project aligns seamlessly with the city’s vision for progressive urban growth and transit-oriented development. 

The development’s design emphasizes community integration and quality of life, with a host of amenities tailored to enhance residents’ living experiences. 

The amenities include an exercise room, storage lockers, internal and external bike storage facilities, and a communal amenity area. 

Parking provisions have been meticulously planned to accommodate residents’ needs while promoting sustainable transportation solutions. 

With a total of 158 parking spaces, comprising 142 parking spaces at a rate of 0.9 spaces per unit and 16 visitor parking spaces at a rate of 0.1 spaces per unit, the development strikes a balance between convenience and environmental consciousness. 

Transit accessibility remains a cornerstone of the project, with the Ottawa Street South corridor serviced by the iXpress route 205 “Ottawa” and close proximity to the ION light rail. 

These transit options not only enhance connectivity within the city but also reinforce the development’s commitment to sustainable urban mobility.

Approved site-specific regulations and rezoning of the site have been incorporated to ensure the project’s harmonious integration into the existing urban fabric. 

The rezoning of the Subject Property involves transitioning from the current zoning of “Residential Five zone (R-5)” under City of Kitchener Zoning By-law 85-1 to the “RES-6” zoning specified in By-law 2019-051. 

With all necessary approvals in place, the approved development marks a significant milestone in Kitchener’s urban evolution. 

As construction commences, Ottawa Street South is poised to undergo a remarkable transformation, reflecting the city’s commitment to progressive urban development and community enhancement.
