New student residential development proposed for vacant portion of Scottsdale Drive lands

GUELPH — MacNaughton Hermsen Britton Clarkson Planning Limited (MHBC Planning) has announced plans for a significant new student residential development on the vacant portion of the subject lands at 601 Scottsdale Drive in Guelph. 

The proposal, spearheaded by Forum 601 Scottsdale LP (“Forum”), aims to expand the existing Phase 1 development, repurposing a former hotel into student accommodations. 

The proposed Phase 2 development encompasses two seven-storey buildings, connected by a single-storey indoor amenity area and a one-level parking structure. 

The addition will offer a combined total of 489 units or suites, accommodating 587 beds. The project will boast 653 units or suites and 764 beds combined with Phase 1. 

Parking provisions are a key feature of the proposal, with 191 vehicular parking spaces planned across both phases. 

Additionally, 191 bicycle parking spaces will be provided, primarily indoors. The development will also introduce new indoor and outdoor amenities, including an outdoor courtyard, a multi-use sports court, seating areas, fire pits, and community gardens. 

Regarding access and circulation, the proposed development will consolidate vehicular access to a single entrance from Scottsdale Drive, aligning with the nearby Stone Road Mall entrance. 

The adjustment is in accordance with city directives and aims to streamline traffic flow and enhance pedestrian safety. 

To proceed with the project, amendments to the official plan and zoning by-laws are required. 

The subject lands, designated as Mixed-Use Corridor 1, require an Official Plan Amendment to accommodate a density increase to 300 units per hectare.

Similarly, adjustments to the existing zoning regulations, including setback requirements and parking ratios, are essential for the development’s approval. 

The proposed amendments are aligned with the Provincial Policy Statement and the Growth Plan for the Greater Golden Horseshoe, indicating compliance with regional development objectives. 

MHBC Planning has recommended the approval of these amendments, emphasizing their consistency with the city’s planning framework. 

While the development promises to enhance student housing options in Guelph, it also underscores the need for sustainable growth and careful urban planning. 

The Phase 2 development aims to create a vibrant and inclusive community campus environment by integrating modern amenities, efficient parking solutions, and green spaces. 

Pending council approval, the Phase 2 development is poised to contribute significantly to Guelph’s evolving urban landscape, catering to the needs of both students and the broader community
