KITCHENER — Alpha Capital Management has proposed a new residential development at 179 Jansen Avenue in Kitchener, targeting a vacant 0.73-hectare site.
The plan received approval from the Planning Committee on June 17, 2024, and awaits formal City Council approval.
The development involves three 3-storey buildings, totalling 56 units. These units are distributed across three blocks: 12 units in the first block, 20 units in the second, and 24 units in the third.
Each unit will feature either one or two bedrooms, catering to a variety of residential needs.
Parking provisions include 67 vehicle spaces, accommodating electric vehicles, visitor parking, and barrier-free parking.
Additionally, 38 bicycle parking spaces will be provided, with a mix of secure bike lockers and bike racks.
The site plan incorporates common amenity areas in the northwest and southwest sections, alongside private amenity spaces for each unit. These will be detailed further in the Site Plan stage.
The development will connect to existing water, sanitary, and storm drainage systems along Jansen Avenue.
The project seeks to rezone the land from RES-4 to RES-5, requesting a maximum Floor Space Ratio (FSR) increase from 0.6 to 0.75 and a maximum building height increase from 9.0 metres to 11.0 metres.
The development aims to provide well-designed, low-density housing options in line with the surrounding residential area.
