WELLESLEY – GSP Group Inc., representing Mr. Jim Flynn, the applicant, oversees the preparation and submission of a Draft Plan of Condominium Application for the properties located at 1016 and 1018 Doering Street in the Township of Wellesley.
The development initiative follows the approval of Official Plan and Zoning By-law Amendments in 2020.
The amendments facilitated the re-designation of part of the developable area from Open Space and Environmental Constraint to Urban Residential, as per Township of Wellesley OPA 16.
Additionally, the rezoning of the developable area to Urban Residential Two with special provisions and a holding provision (UR2-2 (h-1)) was enacted.
The proposed Draft Plan of Standard Condominium aims to create 50 residential units, comprising 46 townhouse units and two semi-detached units, and integrate the two existing single detached dwellings within the condominium development.
Related common elements, including internal condominium streets, parking spaces, stormwater management facilities, and landscaped areas, will accompany the units.
Situated east of the intersection of Nafziger Road and Doering Street, the site spans two properties, encompassing 1016 and 1018 Doering Street.
The land area of 1016 Doering Street includes portions formerly part of adjacent properties at 1024, 1030, and 1032 Doering Street, now consolidated under 1016 Doering Street.
Furthermore, an easement across parts of 1032 Doering Street has been granted in favour of 1016 Doering Street to provide for future access and servicing.
The development plan includes retaining both properties’ existing dwellings and accessory buildings. The existing dwelling on 1016 Doering Street has been floodproofed to permit residential use.
The rear yard of 1018 Doering Street is designated for a semi-detached dwelling to be incorporated into the condominium development.
With a focus on preserving natural features, the development plan acknowledges the regulation of a 1.3-hectare portion of the site by the Grand River Conservation Authority (GRCA) due to Firella Creek and its associated floodplain.
A vital aspect of the proposal is the provision of parking spaces. A total of 122 parking spaces are proposed, with each townhouse and semi-detached unit allocated a single-car garage and driveway space.
Additionally, common/visitor spaces, including five barrier-free parking spaces, are integrated into the plan to ensure accessibility for all residents and visitors. The Draft Plan of Condominium maintains adherence to the existing floodline, ensuring that all proposed development remains outside this boundary.
Furthermore, the land below the flood line, except for the existing rear yard of the single detached dwelling at 1016 Doering Street, is earmarked as open space to be dedicated to the Township.
The zoning of the site, amended in 2020, designates the development area of 1016 Doering Street and all of 1018 Doering Street as Urban Residential Two with special provisions and a holding provision (UR2-2(h-1)).
The remaining portion of 1016 Doering Street is zoned as Open Space (OS) along Firella Creek.
GSP Group Inc. continues coordinating with Mr. Jim Flynn to advance the Draft Plan of Condominium application for the 1016 and 1018 Doering Street properties, offering a diverse mix of housing types totalling 50 units.
