Multi-residential development on Huron Road receives approval for revised concept

KITCHENER — A revised development concept for a multi-residential complex at 490 Huron Road, has been approved, marking a significant milestone in the project’s progression. 

The Official Plan Amendment and Zoning By-law Amendment applications have received the green light at a Planning and Strategic Initiatives Committee meeting. 

The approved proposal encompasses four multiple residential apartment buildings, complemented by an on-site amenity building, phased construction, and a diverse mix of parking solutions. 

The development plan, consisting of 760 units spread across four residential towers, is designed to be implemented in phases, ensuring efficient construction and timely completion. 

The initial building, slated as the first phase, is situated perpendicular to Huron Road. It comprises 136 units across 12 storeys, featuring a stepback above the third floor and underground parking access to the south. 

Subsequent phases include two buildings parallel to Huron Road: Building 2, reaching 24 storeys with 271 units, and Building 3, at 20 storeys with 223 units. Building 4, the final phase, is 12 storeys and accommodates 130 units. 

Vehicular access to the development will be facilitated from Huron and Strasburg Roads. 

The project is poised to move forward confidently with secured approval for the Official Plan and Zoning amendment applications. 

The mix of one-, two-, and three-bedroom units, along with below-grade and structured parking options, will cater to the diverse needs of future residents, enhancing the community’s livability. 

The development promises to deliver a modern and sustainable living environment with a gross floor area of approximately 74,750.3 square metres and a Floor Space Ratio (FSR) of 4.0. 

Amenities within the complex will offer residents a blend of indoor and outdoor spaces, including private balconies, terraces, and a landscaped roof deck. 

A combination of underground, surface, and structured parking, totalling 775 spaces, will facilitate access to the development. 

Furthermore, provisions for electric vehicle-ready parking and bicycle parking stalls, with 386 bicycle parking stalls proposed to serve the residential buildings, will promote sustainable transportation options within the community. 

The approval of the development concept signifies a significant step forward in meeting the area’s demand for multi-residential housing. 

With the necessary regulatory hurdles cleared, the project is set to transform the Huron Road landscape, offering a vibrant and inclusive community for residents to call home.
