CAMBRIDGE — Reid’s Heritage Homes, Edmund Patrick Taylor, and Foot Bridge Holdings Inc. have received approval for a mixed-use subdivision located at 840 and 940 Main Street East and 945 Franklin Boulevard.
The proposal was presented to the Ontario Land Tribunal (OLT) due to delays by the City of Cambridge in adopting the requested Official Plan Amendment (OPA), Zoning By-law Amendment (ZBA), and Draft Plan of Subdivision (DPOS).
Development Details
The approved subdivision includes 1,188 residential units, significantly increasing from the original proposal of 829 units. The units will consist of a mix of apartment buildings and townhouses, along with 300 square metres of gross floor area designated for commercial and retail uses.
The development will integrate public open spaces, stormwater management facilities, and a community park, and it will be constructed over multiple phases.
Residential and Commercial Features
- Residential Units: 1,188 units, including apartment buildings and cluster townhouses.
- Building Heights: Maximum height of 20 storeys.
- Density: Ranges from 125 to 220 units per net residential hectare.
- Amenity Space: Minimum of 15 square metres per dwelling unit.
- Commercial Space: 300 square metres of gross floor area for commercial/retail uses.
Zoning Changes
The OLT approved the rezoning of the subject lands from M4 and N1(H)M4 to various RM3 zones, as well as Open Space (OS1 and OS4) zones.
Community Amenities and Open Space
The development prioritizes community engagement and environmental sustainability, featuring:
- Community Park: A 1.247-hectare park included in Phase 2.
- Open Space Blocks and Trails: Designed to enhance connectivity and promote outdoor activity.
Affordable Housing Contributions
The developers committed to supporting affordable housing initiatives by contributing $500 per residential unit toward future affordable housing projects or land acquisition for such purposes.
Phased Construction Plan
- Phase 1: Focuses on mixed-use and residential blocks, stormwater management facilities, and trail systems.
- Phase 2: Introduces the community park, additional residential units, and enhancements to open spaces.
Final site plans and functional servicing reports will be required before each phase of development proceeds.
