KITCHENER — MHBC has unveiled plans for a mixed-use development at the southwest corner of Huron and Strasburg Road, specifically addressed as 490 Huron Road, Kitchener. The proposal, led by 2517293 Ontario Inc., aims to introduce a blend of commercial and residential spaces within the area.
The subject lands, spanning approximately 3.416 hectares (8.441 acres), are strategically located within a Community Node intended to serve the Huron and Brigadoon neighbourhoods.
Situated along both Huron and Strasburg Road corridors, the vacant site holds immense potential for development due to its proximity to existing transit infrastructure and various amenities.
The proposed project encompasses free-standing commercial establishments alongside three multiple-residential towers.
The plan includes underground and surface parking facilities, EV-ready parking stalls, indoor secure bicycle parking, and landscaped amenity areas.
Per the development blueprint, the residential component comprises 547 units ranging from one to three bedrooms.
These units will be distributed across three towers, with varying heights and orientations.
The gross floor area for the residential towers is projected to be around 54,140 square metres, boasting a Floor Space Ratio (FSR) of 2.6.
The first residential building, which will feature 151 units and be 13 storeys tall, will be perpendicular to Huron Road. The second and third towers, standing 17 and 13 storeys tall and housing 226 and 170 units, respectively, will follow suit and parallel Huron Road.
The development plan focuses on community integration and includes ample indoor and outdoor amenity spaces, landscaped areas, and private balconies/terraces.
Parking provisions are meticulously outlined. A total of 672 parking spaces, including both underground and surface parking, have been allocated.
Of the parking spaces, 367 spaces will be located underground, ensuring efficient use of space.
The proposal incorporates Class A and Class B bicycle parking stalls, which total approximately 280 spaces, to promote active transportation.
An official plan amendment and Zoning By-law Amendment applications have been submitted to realize the envisioned development. The Official Plan Amendment aims to accommodate a maximum building height of 17 storeys (52.5 metres) within the Mixed-Use designated area, whereas 10 storeys (32.0 metres) is currently permitted.
Concurrently, the Zoning By-law Amendment seeks to refine site-specific regulations to align with the proposed development scheme.
While the commercial portion of the project is conceptually outlined, further refinement is anticipated through the site plan process.
Notably, no amendments are required to facilitate the commercial aspect of the development.
