Minor variance approved for subdivision on New Dundee Road in Kitchener

KITCHENER — A new development proposal for 1388 New Dundee Road has been approved, paving the way for the construction of 20 street-fronting townhouse units as part of the Stauffer Woods subdivision. 

The proposal includes a variance allowing reduced lot widths for six external units. 

The approved development will consist of 20 townhouse units, including six external units with reduced lot widths. 

The approved variance permits a reduction in lot width for the external units from the standard requirement of 9.5 metres to 6.9 metres. 

The adjustment was deemed necessary to optimize land use while maintaining functionality and aesthetics. 

Situated within Block 11, 58M-671, the development is set to front onto Winter Wren Crescent, contributing to the expanding residential landscape of the area. 

The approved variance allows for a reduced lot width of 6.9 metres for the external townhouse units, ensuring efficient land use while meeting functional requirements. 

Approved side yard setbacks ranging from 1.2 to 1.4 metres for the external units will provide adequate space while complying with site-specific provisions. 

The approved variances align with the broader objectives outlined in the City’s Official Plan and zoning regulations for Low Rise Residential areas. 

City planning staff endorsed the proposal, deeming it compliant with functional and aesthetic standards. 

With approval granted, the development at 1388 New Dundee Road signifies a positive step forward for the Stauffer Woods community. 

By accommodating necessary variances, the project aims to deliver functional and visually appealing townhouse options, contributing to the area’s residential diversity and growth.
